Kiawah Island

Kiawah Island is a charming coastal retreat located just 28 miles south from historic downtown Charleston, South Carolina. Real estate on Kiawah Island includes magnificent homes and estates with views of the Atlantic Ocean, Intracoastal Waterway, Casseque River, tidal marsh, golf course, or nature preserve. These homes range from luxurious custom estates to cute coastal cottages. Real estate here also includes condos, villas, and townhomes, many of which are situated along the meticulous, rolling fairways. Depending on the property type, lot size, and view, homes for sale in Kiawah range in price from more than $30 million for an oceanfront mansion to less than $500,000 for a one bedroom, one bath tennis villa.

Initially inhabited by the friendly Kiawah Indians, European settlers claimed the region in 1675 through a barter deal with the natives. Eventually, the Lord Proprietors granted 2,700-acre island to Captain George Raynor; a reformed pirate turned businessman and politician. The prime property exchanged hands several times but remained rich farmland, harvesting everything from vegetables and livestock to indigo and cotton.

In 1974, the virtually untouched island was sold to the Kuwaiti Investment Company who designed and developed Kiawah Island Resort, an opulent inn with two swimming pools, a restaurant, and a Gary Player championship golf course. Read More

Kiawah Today

After decades of sustainable and conscientious environmental growth, Kiawah Island was sold in 2013 to South Street Partners, an investment group located in Charlotte, North Carolina.

Today, Kiawah has two “ownership entities”: The Kiawah Island Golf Resort and Kiawah Partners. Kiawah Island Golf Resort owns and operates the sumptuous Sanctuary Hotel, the Ocean Course, Osprey Point Golf Course, Turtle Point Golf Course, Cougar Point Golf Course, and Oak Point Golf Course. The resort also manages world-class tennis facilities, multiple swimming pools, villa and home rentals, meeting venues, and public entertainment events. Additionally, the Kiawah Resort is the largest owner of prime oceanfront real estate on the island, boasting spectacular estates that range in price from $500,000 for a villa or condo to well over $30 million for an oceanfront estate. The resort is not short of national accolades: the excellent Ocean Course hosted the 2012 PGA Championship while Tennis Magazine ranked its outstanding tennis center, run by a Hall of Fame tennis professional, among the best tennis resorts in the country. The area's 5-star Sanctuary Hotel is one of the most exquisite luxury resorts and spa. It offers Southern-style dining in a beautiful and hospitable setting.

Club Life & Commercial Development

The master developer of the island, Kiawah Partners, operates the private, members-only Kiawah Island Club which includes the Cassique and River golf courses as well as the Beach Club and the Sasanqua Spa. Casually called “club life,” members relish the privacy, individual attention, and overall amicable atmosphere. Additionally, members appreciate the array of amenities which include swimming pools, fitness classes, dining options, and weekly events for both children and adults. An exclusive club, membership is only offered to those who purchase a brand new homesite or to those who purchase a property from an existing member who relinquishes his membership. Here real estate owners and club members relish the privacy, individual attention, and amicable atmosphere.

As this charming island has grown in popularity, surrounding commercial development has emerged as well. Carefully monitoring the natural landscape and environment, the Freshfields Village is a shopping complex comprised of a Harris Teeter Village Market and restaurants including Forty-Eight Wine Bar, King Street Bar and Grille, Ladles, Hege’s, La Tela Pizzeria, Java Java, and the Station Deli. Additionally, Freshfields has numerous specialty and service shops such as Urban Nirvana Salon and Spa, Vincent’s Drug Store, Southern Tide, Scott and Molly’s, Seacoast Sports Outfitters, Lilly Pulitzer, J. Mclaughlin, and many others. At the entrance of Kiawah and Seabrook Island, Bohicket Marina, which is directly behind the NV Realty Group office, is a full-service marina that offers storage, charters, and rentals. Restaurants here include Red’s Icehouse and Lokal Seabar.

School Districts & Retirement

Children are zoned for Mt. Zion Elementary School, Haut Gap Middle School, and St. John’s High School, while nearby private school options include the Charleston Collegiate School, Porter-Gaud, First Baptist, Mason Preparatory, Charles Towne Montessori, Charleston Day School, and Ashley Hall. Families appreciate the tranquil lifestyle and the close proximity to recreational activities and sports leagues through the City of Charleston. Retirees enjoy the pleasant year-round weather, available golf tee times, access to the tennis courts, and the ability to walk, bike, or take the golf cart to the beach, to dinner, and to the store.

Kiawah Island continues to be the gold standard when it comes to clean beaches, environmental sustainability, premier golf, and luxurious living in an unpretentious manner.
